How buying a home in Spain works

We guide you through the entire process, so you know exactly what to expect:

1. Orientation & viewing

We discuss your wishes and budget together. Then we arrange viewings of properties or plots that match your needs.

2. Applying for an N.I.E. number

An N.I.E. is a Spanish identification number. Anyone who wants to buy property in Spain, open a bank account, or take out insurance is required to have one. We can help you apply for it.

3. Deposit & purchase contract

Found your dream home? Then it is usually reserved with a 10% deposit. Your lawyer will prepare the purchase contract and check all the documents.

4. The notary & transfer

On the agreed date, you (or your lawyer) meet the seller at the notary’s office, the property is officially transferred, and you receive the keys to your new home.

What are the costs?

In addition to the purchase price, there are extra costs:

  • Transfer tax: 10% in the province of Alicante, 8% in the province of Murcia
  • Notary fees: approx. €850 – €1.200
  • Land registry fees: approx. €650 – €1.000
  • Lawyer fees: approx. €1.200 – €2.500

Example home in Alicante (€100.000):

  • €10.000 tax
  • €850 notary
  • €650 land registry
  • €1.500 lawyer

= Total €113.000

Example home in Murcia (€100.000):

  • €8.000 tax
  • €850 notary
  • €650 land registry
  • €1.500 lawyer

= Total €111.000

Do we need a lawyer?   

Yes, absolutely!

We always recommend using a Spanish lawyer who acts on your behalf. This gives you peace of mind. If you don’t already have one, we work with reliable, local English-speaking lawyers. Choose a local lawyer if possible, because they can join you at the notary and you can visit their office if you have questions

Do we need a Spanish bank account?

Yes, by law you must have one to buy property in Spain. We can advise you on the best option and help you open an account.

How much is the deposit?

Usually 10% of the purchase price. After your lawyer has checked and approved all documents, we set a date for signing. Sometimes we can arrange a smaller deposit, if the seller agrees.

Note: deposits are non-refundable, unless there are legal problems with the property that cannot be solved before the agreed transfer date.

Why do we sign a purchase contract?

Your lawyer prepares it and it includes:

  • the agreed purchase price and deposit
  • the transfer date
  • possible penalties for delays
  • any additional agreements between buyer and seller

Can I get a mortgage?

Yes, either through Spanish banks or a mortgage broker in Spain who specialises in foreign buyers. We can connect you with trusted experts.

When do I become the legal owner?   

On the agreed transfer date, buyer and seller (or their lawyers) meet at the notary to sign and complete payment. After signing and registration, you are officially the owner.

Do I need a Spanish will?

Yes, this is strongly recommended and is usually arranged by the lawyers we work with during the purchase process.

How do I transfer utilities?

Your lawyer will ensure that contracts for water, electricity, and internet are put in your name and that direct debit payments are set u

Do I need to insure my property?

Yes, just like in your home country, it’s wise to have building and contents insurance. We can help you find the right policy. If the property will be empty for long periods, we also recommend an alarm system and changing the locks.
